The U31 Residential Complex – Phases III + IV is located in Rosemont–La Petite-Patrie, near Préfontaine metro station.

It includes 89 condominium units as well as 42 social housing units, all benefiting from generous shared outdoor spaces.

Covering a total area of 11,106 m², the 89 condo units—ranging from one to three bedrooms—are spread over six floors and a mezzanine. Four of them are townhouses, and eight are penthouses. In addition to 89 car parking spaces, the project promotes active transportation with 120 dedicated bicycle spaces. Phase IV also adds a sports centre and an outdoor pool with a spectacular view of Mount Royal to the residential complex.

All Novoclimat-certified, the 42 social housing units are also spread over six levels, occupying a total area of 3,763 m². Each unit comes with an underground parking space and a dedicated bicycle spot. Nine of the units are adaptable and designed according to universal accessibility standards.

The entrance to the complex is marked by a landscaped layout that brings a sense of freshness to the site: a concrete ribbon weaves through it, adorned with printed floral patterns and gardens filled with perennials, shrubs, and a variety of colourful flowering trees.
